From a 40-acre homesite to a 4,000-acre ranch, we treat your land like it matters, because it does.
Many of the properties we represent are never published. Tell us what you’re looking for, at any size or budget, and you’ll hear about the right place before it ever reaches a listing site.
Ask about off-market landWell logs, yields, tanks, creeks and groundwater district rules, checked before we price a property or show it. On ten acres or ten thousand, water is what makes land livable.
How we read the waterBonita Land Company is a small team of ranch and land advisors based in Mason, Texas. We work the Hill Country and the far West Texas country we know by heart.
If a property sits outside the country we know well, we’ll tell you honestly and point you to someone who does.
Homesites and small acreage, hunting tracts, river and creek land, working cattle ranches and large holdings. If it’s Texas land, we’d like to help.
Legacy isn’t about price. It’s the land your family will remember, whether it’s your first 20 acres or a ranch that has been in the family for generations.
A first-time buyer looking at a weekend place gets the same water research, honest advice and weekly updates as a family selling a large ranch.

Some owners would rather not see their land on a billboard or a listing site. Roughly half of the land we help sell changes hands privately, off the MLS, and that option is open to every seller, whatever the size of the place.
We take the time to understand what a place means to you. Then we bring it only to buyers who are qualified, vetted and sincere. You get a weekly update and an honest read on the market, and we never push.
Your property can be shown by invitation only. There’s no public listing unless you choose one.
We confirm budget and intent before any showing or shared document, which protects buyers and sellers alike.
A short documentary of your family and your land, made for marketing and kept as a gift.
Groundwater and well yield can make or break a property in the Hill Country and West Texas, whether it’s a homesite or a cattle ranch. Before we price a property or show it to a buyer, we want to know what’s under it: the well logs, the yields, the stock tanks and the history of the water.
