Raised between Mason and Brady
Morgan grew up on a 6,000-acre Black Angus cattle ranch between Mason and Brady. She was guiding hunts by the age of twelve, and she learned early that good land is something you take care of, not just something you own.
Her family paid close attention to stewardship. That meant grazing the land carefully, watching the water, and using programs through the Natural Resources Conservation Service (NRCS) and the Environmental Quality Incentives Program (EQIP) to care for the place.

Learning the quiet way
Ranch real estate runs in the family. Morgan’s relatives worked in ranch real estate with McMillan Real Estate, and she remembers a family member who was quiet, methodical and successful, and who above all listened carefully to clients.
About six or seven years ago, Morgan began working part-time as an assistant for a broker in Mason. She has been helping families buy and sell land ever since.
“There are days we let go of deals we probably could have had. It all comes back around full circle.”Paraphrased from the discovery call · for Morgan’s approval

Why the water comes first
In the Hill Country and West Texas, groundwater and well yield can make or break a property. Before Morgan prices a ranch or shows it to a buyer, she wants the well logs, the yields and the history of the water, all organized and ready.
She is just as often a teacher. Many new owners don’t realize how many acres a cow really needs out here, often 20 to 30 acres per head, or what it takes to high-fence for exotics. When she doesn’t know an answer, she finds the expert who does.

A servant’s heart
“Have a servant’s heart. You’re here to help others with whatever their goal is, and to make sure you truly understand that goal.”Draft quote · for Morgan’s approval
For sellers, that means weekly updates, an honest market analysis and a written timeline from contract to closing. For buyers, it means a ranked shortlist, remote tours when you can’t be there, and trusted lending partners. For everyone, it means a custom closing gift made just for them.

The country she knows
Morgan works across Mason, McCulloch, Kimble, Llano and northern Gillespie counties in the Hill Country, and Brewster and Jeff Davis counties in West Texas. She helps with everything from small acreage and homesites to working ranches and legacy properties, including homeplaces near Fredericksburg.
